A small portfolio,
carefully chosen.
We ship our own products before we ship yours. Everything below is designed, built, and operated by the studio — most of it live, much of it taking payment, all of it addressing a real gap in the trades, maritime, real estate, or Hawaii data.
Multi-tenant project management, AI scope generation, client portal, e-sign, invoicing — one platform replaces eight. Built for Hawaii general contractors first, opening nationally. Built on Next.js, FastAPI, Postgres, Claude, Stripe, DocuSeal.
Upload a plan set, get every probable ROH §16, IBC, and Honolulu LUO violation back in 30 minutes — citation-anchored, with verbatim quoted code sections. Variance narrative drafts and DPP comment-response drafts included. $199 per pre-check at the founding architect rate, $499 per variance package, $599/mo for a firm seat covering five. Built for self-certifying Hawaii architects who want an independent compliance read before they sign. Every resubmission cycle burns two to four weeks; catching a setback violation before submission costs less than catching it after.
Five products on one spine. Binnacle AI tracks crew credentials, USCG verification, 46 CFR 101 Subpart F cyber compliance, 49 CFR Part 40 drug testing, Subchapter M and STCW work/rest hours, CG-2692 incident reports, drydock schedules, and ISPS/MARSEC visitor logs for operators running two to two hundred vessels. Binnacle Passage is a live dispatch board for US marine pilot associations — AIS coverage, ETA to the boarding ground, rotation and turn-equity, under-keel clearance and tidal windows, tariff invoicing, sealed pilotage records. Binnacle Harbor puts a whole small-boat harbor on one screen: live slip map, 30-second vessel check-in, automated billing, one-button storm broadcast. Binnacle School is USCG exam prep — 2,418 questions across twelve categories, every one with a written explanation, on web and iOS. Binnacle Radar is an ARPA bridge simulator running COLREGS scenarios.
384,262 statewide TMK parcels, 239,458 Honolulu building footprints with real heights, 204,775 address points — encoded as TypeScript, served as a 3D map. The public lookup surface on top of it does address autocomplete and a parcel card: TMK, island, county, acres, zoning, adjacent parcels, server-synced memos, OG share images, print-ready letterhead. Weekly auto-scrape across the four-island GIS schema. The foundation under Property Brief and Aloha Network.
403,747 Honolulu DPP building permits indexed by contractor, trade, and neighborhood — 39,764 firms with their permit history, eight trade leaderboards (solar alone runs to 144,850 permits), and neighborhood hubs, across roughly 12,900 generated pages. The corpus runs from 2005 to the present and refreshes nightly: the county's open dataset froze when its permitting system went read-only, so a scraper pulls new permits from the public search each night and folds them in. On top of the free SEO layer sits a $79/month per-trade lead feed — a daily digest of new permits matching your trade and area.
Founding-member tiers for investors and brokers who want the early read: distressed parcels, off-market opportunities, permit anomalies, ownership changes. Built on hawaii-as-code.
iOS measuring app built on Apple RoomPlan + Object Capture. Multi-room stitching, photo evidence pinning to AR world transforms, time-lapse compare with geometric diff, AI design overlay calling Claude with scan + budget + style context. Scan a room and it becomes material takeoffs, square footage, blueprints, and a quote. No Polycam wrapper. No subscription tax.
Property intelligence meets cultural context — parcel detail, land history, and a 3D geospatial layer built on the same GIS stack as hawaii-as-code. Native iOS with Sign in with Apple and three in-app purchases.
TVR, STRH, NUC and STVR permits, GE Tax, TA Tax and all four county TATs in one calendar, with email and SMS reminders at 30, 14, 7, 3 and 1 day before each deadline. Drop in a permit PDF and an AI document classifier reads the dates off it. Drop in a GET confirmation and it matches the unfiled row and marks it filed. iCal feed for Apple and Google Calendar. A manager with thirty units across four counties tracks roughly 150 deadlines a year — this is that, without the spreadsheet.
A one-page research brief for any Hawaii address: lava zone, FEMA flood, tsunami evacuation, coastline distance, hurricane wind, wildfire risk, base flood elevation, shoreline management area, roof age, and carrier availability. Three fields free; the full brief is $19, delivered within the hour. Built because the lava-zone phone call almost always lands after the inspection period has closed.
Paste a public-works solicitation and get the governing regime — federal Davis-Bacon or Hawaiʻi Chapter 104 — along with the classifications, the base-and-fringe split, cash versus plan, and the overtime and holiday traps that produce back-wage findings. Then the weekly close: hours entry, a compliance audit, and a generated WH-347 or Chapter 104 payroll report. The decode is free and public. The self-serve weekly tool is built and open for early access.
BlueWave Projects' first live tenant, exercised end-to-end on a real residential renovation. Nine ops tools — invoices, subs and GET, time-tracking, daily logs, document center, selections, change orders, blueprint, 3D editor. Auto-flows: invoice → PDF → client docs. Time clock-out on iOS → /ops/time. Change order approved → draft invoice line. The proof that the SaaS works on a real job.
Mount a camera at your build site. BuildCam turns the feed into daily timelapse, weekly project recap, and a client-ready progress reel — without anyone editing footage. Pairs with Ikena Portal so every project gets its own living visual history. Premium contractor tool for GCs, solar, infrastructure, and waterfront builders.
Every do-the-work-first build in one place: operator sites wired to live NOAA, NWS, PacIOOS and space-weather feeds, unofficial event hubs, live AIS vessel maps, reverent tributes, a scroll-driven data essay, and product prototypes across Alaska, Hawaiʻi and the Salish Sea. Built before the pitch rather than after it — each one is a real running thing a prospect can click, not a mockup.
AlohaCalendar covers events, festivals, luaus and concerts across all Hawaiian islands — 1,927 active listings, a weddings vertical, and a Japanese localisation. Da Plate Lunch indexes the mom-and-pop plate lunch, poke and musubi joints, ranked by locals. ZonaHaps ports the same engine to metro Phoenix. Shared scraper, shared quality gate, shared structured-data layer. Made by locals, for everyone.
The backend powering the rest of the portfolio. Thirteen-plus routers across Ikena (scans, blueprints, designs, projects, suppliers, leads, documents, invoices and PDF, subs, time-entries, daily-logs, selections, change-orders), BlueWave (waitlist, contact, scope-suggest), Property Brief, and Aloha. Multi-tenant routing scoped at every endpoint. Anthropic SDK + Pydantic v2.
Sixty-one lessons across eight thematic waves, with hundreds of exercises. Built as a separate product to teach the patterns we ship in the studio. Currently de-emphasized on the main funnel but live and crawlable.
Client case studies will be documented here as engagements complete. By referral and invitation.
